The clearest sign something has failed, in the burner, element, or the tank itself.
Showers running cold early can mean sediment buildup or a tank at the end of its life.
Water pooling under the tank is urgent. A leaking tank usually means replacement, soon.
Brown or metallic-smelling hot water points to corrosion inside the tank.
Sediment on the bottom of the tank makes it work harder and wear out faster.
If breakdowns keep coming, replacing the tank often beats paying to keep it alive.

Excellent customer service! Someone actually answers the phone on the 24 hour service rather than it going to voicemail. I appreciated that at 1 AM. Very happy to have my hot water tank replaced on a Sunday before I head back into work on Monday.
Shaun and his team did a great job. He came to inspect our 50gallon hot water tank that was leaking. He immediately recommended replacing this old tank and offered a very reasonable price to finish the job in 3 hrs. After researching the market I realized that his offer was very reasonable. The 2nd day he came with the team and finished the job in less than 3 hrs. They left the place clean and took away the old tank. Our furnace gave out with no notice right before Christmas and our HW tank was not far behind. Pro West came in, gave us a reasonable quote and was in the very next day - Christmas Eve day. Replaced the boiler and hot water tank with a new combi-unit. Work was completed in a single day. Installers worked quickly and kept the work area clean by putting down drop cloths. Quote for job was very competitive. Would use again..
We had our hot water tank replaced. Three technicians showed up… They were pleasant, informative, and efficient. They replaced our hot water tank with a much better one that they recommended, which we asked for. There were notable delays to get them to reply by email… But calling Pam at the office always got us answers, or fairly rapid email follow ups. Their estimate seemed a little high at first, but we asked for a more detailed quote, and then it made sense. Our strata required some documents from them, and the were quite willing to provide us with those. They did not do a pre-visit, as I sent them photos of the tank itself and of its surrounding, as well as of the decal with the model number, etc … along with measurements of the old tank… and I think this saved us some money. We are happy all around and we would recommend this company to anyone wanting to replace their hot water tank.
Work was done fast to install a tankless in place of an existing hot water tank. Two techs did it all in 5.5hrs. Everything worked and cleaned up after as well. Good job!

Sean the technician who came out to install the boiler was friendly & knowledgeable & worked hard to install, setup & test the system. This morning the house was nice & warm. Really can't recommend them enough. Great business that is responsive or all our needs and really takes the time to diagnose the issues I had it with my previous heat pump (compared to another company in town). Dave made the whole process simple and understandable and gave us a fair deal on a new installation. They've definitely earned our business.
My HVAC unit failed on a Friday evening. One call to sean and he had me covered. Assessed the unit. Together we determined replacement was the best option. Sean and his crew installed all new heating and AC equipment on Monday after the failure. They are truly craftsmen. Installation was flawless. Top it off with outstanding housekeeping.
